How the limit is worked out
The calculator checks two limits on the monthly payment. The first is 28 percent of your $8,333 monthly income. The second is 36 percent of that income minus your other debt payments. The lower one wins. The payment then becomes a loan size at 6.4 percent over 30 years.
Worked example
Income of $8,333 a month gives a housing limit of $2,333.33 and a debt limit of $2,400.00. The lower one is $2,333.33.
A payment of $2,333.33 for 30 years at 6.4 percent borrows $373,031. The down payment of $30,000 takes the price to $403,031.
